How Sunny Isles Beach Defies The Market And Continues To Grow
Sunny Isles Beach is one of the lesser known of the resorts in Miami-Dade County, but it still has everything to offer. It is growing rapidly, and gaining much media attention due to having attracted the attention of several celebrities. Donald Trump, one of the best known real estate investors and developers, has active in the development of several of the hotel and condo blocks being made available to attract visitors to the island. Sunny Isles Beach was given a major media boost when MTV chose it as the location for its spring break celebration.
Sunny Isles Beach is on a dramatic uptrend, which is assisted by its proximity to many already established and highly desirable locations. It is only a very short trip away from the most famous and hyped up nightlife spot in the county, South Beach. It is also going to attract many high end visitors because of its proximity to the luxury shopping mall at Bal Harbour, and it is adjacent to the town of Golden Beach, which, as the name suggests, is a very high class resort.
The demographics of Sunny Isles Beach are totally different from those of most of the other areas of Southern Florida, including Miami itself. Over nine out of ten residents are white, with over half of these Non-Hispanic white. This is in direct contrast to North Miami, where black people outnumber whites, and South Miami, where the Hispanic and Latino population is far higher. Sunny Isles Beach also has a higher than average number of people living alone, which is probably not surprising given the amenities it can offer to young single people.
There are some interesting quirks, however. Although the vast majority of the population is white, English is not even the most popular first language. There are more people in Sunny Isles Beach who speak Spanish, which is testimony to the popularity of Florida with people from Latin America. The strangest quirk of all is the extraordinarily high percentage of people who speak Russian as their first language. This is unique in Florida, and the resort of Sunny Isles Beach is often known as “Little Russia”.
What the future holds for Sunny Isles Beach, only time will tell. It is managing to buck the trend of the economic depression and the long term crisis in the American property market, because of its exclusivity. A tycoon such as Donald Trump would not be investing heavily into the area if he did not believe it had a future. Because the area is so close to amenities which are constantly in demand, it is likely that the resort can weather most of the economic storm and come through unscathed. If it can, it will be in a great position to profit once the depression is over, and markets begin to turn upwards again. There is every reason to be optimistic about Sunny Isles Beach.
